Introduction
Conversion of part of a Victorian Stable Block, used as a holiday let. Ideally suited for two people.

- The nearest main bus stop is Bungay which is 3 miles away. Taxis are available there by arrangement
Key Collection, Welcome and Car Park
- There is a reception at The Old Rectory with a doorbell. All guests should report to reception on arrival and are shown to their cottage, the facilities are explained and they are given their key
- A member of the owner’s family is always present to welcome guests
- The Cottage is 400 metres from the road and is reached via an unmade drive
- Parking is available at the side of the property on private land
- There are currently no designated parking bays
- Luggage can be unloaded in the car park and help is available if required
- The surface of the parking area consists of a layer of shingle.
- The Parking is situated on a level surface and is well lit during the hours of low light and darkness.
Entrance to the Property
- The front door of the property is accessed from the car park as follows:- Firstly on to a slab path approximately 6 metres long with a gentle slope up to the front door which is at the same level as the slabs
- The front door is single leaf, with a clear opening of 780 mm in width. The door contrasts in colour to its surrounding walls and incorporates a contrasting lever action handle at a height of 1100 mm
- Front door leads in to the Lounge/Dining area of the Living Room
- External lighting at front of property.
- There is one door into the property
The Kitchen/Lounge/Dining Area
- Access to this room is either via the Bedroom or from the front door
- The bedroom door has a clear opening of 800mm-the door contrasts in colour to its surrounding walls and incorporates a contrasting latch handle at a height of 1300 mm
- The kitchen area contains floor mounted units
- Units are Beech wood in colour with contrasting knob handles
- This area is all on one level and open plan
- The floor covering consists of light-coloured ceramic tiles partly covered by short pile rugs
- The walls are magnolia and light grey in colour.
- Kitchen worktop surface is 900 mm high and 590 mm in depth
- The Microwave oven is located on the worktop surface
- The electric hob controls are located on the top of the hob, which is inset in to the worktop
- The electric oven is at floor level and the controls are on the front of the oven
- Fridge/Freezer at floor level
- Dishwasher at floor level
- The Kitchen also has a cordless kettle and twist action mixer tap
- The Dining area contains a table and chairs with firm back support, but no arms
- Furniture in the Lounge area consists of a two-seat sofa and one arm chair

- Lighting within the room is by a combination of natural and artificial sources
The Bedroom
- Access to this room is via a single leaf door off the lounge
- The lounge door has a clear opening of 800 mm in width and contrasts in colour to the surrounding door frame and walls
- The door has a contrasting latch action handle at a height of 1300 mm
- This area is all on one level and open plan
- The floor covering consists of short pile carpet
- The walls are magnolia in colour
- Lighting within the room is by a combination of natural and artificial sources
- Furniture consists of a kingsize bed (height 500mm), bedside tables, a wardrobe and a chest of drawers
The Wet Room
- Access to this room is via a single leaf door off the bedroom
- The door has a clear opening of 800 mm in width and contrasts in colour to the surrounding door frame and walls
- The door has a contrasting coloured latch action handle at a height of 1300 mm
- The wet room has magnolia coloured walls and a non-slip flooring in a contrasting colour
- The wet room offers a level access shower which incorporates a height adjustable shower head which adjusts down to a height of 1450mm and controls at a height of 1000mm
- The wet room includes a toilet that contrasts in colour with the floor, with the seat at a height of 440mm. There is a grab rail to one side
- The hand wash basin contrasts in colour to the floor and incorporates lever action taps
- Within the wet room there is a combination of both natural and artificial light
- A perching stall is available on request for use in the Wet Room
External Areas:
- The property is sited within grounds of approximately 6 acres which are available for the enjoyment of guests
- The grounds are mostly grass with no footpaths
- There are benches within the grounds for guests to use
- The grounds contain a large, deep wildlife pond
