The Butler's Pantry Access Statement

Before You Arrive

Enquiries and bookings can be made via email, telephone and post. The village is not served by a regular bus and the nearest bus service is in Bungay which is approximately 3 miles away. The nearest train station is in Beccles (8 miles) and Diss (15 miles) Detailed directions to The Old Rectory are available on our website. The nearest shops are in Bungay (3 miles) which also has a doctor’s and dentist’s surgery and vets.

Parking

The Cottage is 400 metres from the road and is reached via an unmade drive. Parking is available at the side of the property. There are currently no designated parking bays. Luggage can be unloaded in the car park and help is available if required. The surface of the parking area consists of a layer of shingle. The Parking is situated on a level surface and is well lit during the hours of low light and darkness.

Reception

There is a reception at The Old Rectory with a doorbell. All guests should report to reception on arrival and are shown to their cottage and the facilities are explained. A member of the owner’s family is always present to welcome guests.

Main Entrance

The main entrance of the property is accessed via a set of 13 steps in to a courtyard consisting of brick paving, which is generally even. The steps have 2 metal rails on the left hand side, whilst the right hand side is enclosed by a brick wall. The steps have a tread of approximately 240 mm and a drop of approximately 160 mm and are approximately 820mm wide. The steps do not currently incorporate colour contrasted step nosing. There are two doors into the property. The Main entrance door is single leaf, with a clear opening of 750mm in width. The door contrasts in colour to its surrounding walls and incorporates a contrasting lever action handle at a height of 1350 mm. This door leads in to the Bedroom Suite. The second door is single leaf, with a clear opening of 740 mm in width. The door contrasts in colour to its surrounding walls and incorporates a contrasting latch handle at a height of 1370 mm. This door leads into the Galley Kitchen. There is external lighting at the front of the property.

Bedroom Suite

Access to this room is either via the Main Entrance Door or via a single leaf door off the lounge. The lounge door has a clear opening of 800 mm in width and contrasts in colour to the surrounding door frame and walls. The door has a contrasting latch action handle at a height of 1300 mm. This area is all on one level and open plan. The floor covering consists of light coloured ceramic tiles in the area inside the Main Entrance door and light coloured short pile carpeting. The walls are magnolia in colour. Lighting within the room is by a combination of natural and artificial sources. Remote control television with teletext, DVD player and Freeview box set. Furniture consists of a 2 seat sofa, a double bed, bedside tables, a wardrobe and a chest of drawers.

The Lounge/Dining Area

Access to this room is either via the Bedroom Suite or via a single leaf door off the Galley Kitchen. The Galley Kitchen door has a clear opening of 800 mm. The door contrasts in colour to its surrounding walls and incorporates a contrasting latch handle at a height of 1300 mm. The Dining area contains a table and chairs with firm back support, but no arms. The Lounge area consists of two arm chairs This area is all on one level and open plan. It has magnolia coloured walls and the floor covering consists of light coloured ceramic tiles partially covered with a rug. Lighting within the room is by a combination of natural and artificial sources.

The Galley Kitchen

Access to this room is either via the Lounge/Dining room Door or via the second external door off the Courtyard. The kitchen contains floor mounted units. Units are Beech wood in colour with contrasting knob handles. This area is all on one level. It has magnolia coloured walls and the floor covering consists of light coloured ceramic tiles Kitchen worktop surface is 900 mm high and 590 mm in depth. There is a passage way between the units of 1030 mm. The Microwave oven is located on the worktop surface. The electric hob controls are located on the worktop surface. The electric oven is at floor level and the controls are on the front of the ovenFridge/Freezer at floor level. Dishwasher at floor level. The Kitchen also has a cordless kettle and twist action mixer tap. Lighting within the room is by a combination of natural and artificial sources.

The Wet Room:

Access to this room is via a single leaf door off the Galley Kitchen. The door has a clear opening of 800 mm in width and contrasts in colour to the surrounding door frame and walls. The door has a contrasting coloured latch action handle at a height of 1300 mm. The wet room has magnolia coloured walls and a non-slip flooring in a contrasting colour. The wet room offers a level access shower which incorporates a height adjustable shower head which adjusts down to a height of 1560mm and controls at a height of 1300mm. The wet room includes a toilet that contrasts in colour to the walls and floor with the seat at a height of 440mm. The hand wash basin contrasts in colour to the walls and floor and incorporates silver turn action taps. Within the wet room there is a combination of both natural and artificial light.

External Areas:

The property is sited within grounds of approximately 6 acres which are available for the enjoyment of guests. The grounds are mostly grass with no footpaths. There are benches within the grounds for guests to use.

Other:

The business operates a no-smoking policy in all accommodation. A Fire Risk Assessment is undertaken regularly. Emergency telephone number for local doctors, vets, hospitals and directions to the shops in Bungay are included in the Information Folder in the Lounge. A large print information folder is available on request. Non-feather pillows and duvets are available. A copy of this Access Statement is available on our website and in paper format on request.
