Welcome to the Old Rectory Cottages

The Old Rectory at Flixton near Bungay offers five, one-bedroom self-catering holiday homes. Situated on the border between Suffolk and Norfolk, and laying in grounds of almost seven acres – surrounded by farmland on three sides, the grounds are a haven for wildlife. The cottages provide the ideal holiday location if you want to leave behind the strains of town or city living and relax in the tranquil surroundings of a Victorian rectory amidst rolling unspoilt Suffolk countryside A very special place to stay -and we want it to remain that way. That's why we do everything we can to protect our environment and encourage our guests to do the same and we have plenty of suggestions how you can help reduce energy wastage and preserve the environment during your holiday.

Well behaved dogs are welcome in all of our holiday cottages.

Four of the cottages have been sympathetically converted from Victorian buildings retaining the original features where possible. Individually decorated and furnished to a very high standard, to ensure they are as unique in character as they are diverse in style. Enjoy the King or Super King size bed and the luxury of the quality towels & linen. In 2022, we added a single storey lodge to the accommodation that we offer - Orchard View. Built to our own design, it offers a spacious open-plan lounge/kitchen/diner with two sets of patio doors that allow you to admire the terrific views and offer access to the two decked areas - ideal for eating al-fresco; enjoying a glass of wine or just relaxing after you return from a day exploring the area.

All of the holiday accommodation has a 4-Star assessment by VisitEngland. additionally, the cottages and Orchard View have received the accolade of a coveted Gold Award – reserved for accommodation that provides exceptional quality in all areas, but in particular in service and hospitality. We have a good knowledge of the local area which enables us to recommend places or events that many visitors to the area do not get the opportunity to experience and our philosophy is to go the “extra mile” to ensure you have a really enjoyable holiday!

We normally offer short breaks from the beginning of November to the end of February, but it is always worthwhile telephoning us or looking at our website if you are arranging a last-minute break.

The village pub is a short stroll away from the cottages and there is plenty to tempt you out and about.

Whilst we can’t guarantee good weather during your holiday at The Old Rectory, the statistics are in your favour, Suffolk and Norfolk boast one of the best climates in the country and the lowest rainfall in the UK (as little as one fifth of the South West and half that of the South Coast).

As dry as Jerusalem, particularly Suffolk, with about the same rainfall” - Collette Nicholls Anglian Water media manager.

Suffolk, has an excellent sunshine record when compared to the rest of the UK and research has shown that it enjoys two more hours of sunshine a week than the national average.
